Abstrak :
Turnaround adalah suatu proyek unik dengan probabilitas perubahan lingkup kerja tinggi, kemungkinan bertambahnya biaya proyek, dan kompleksitas penjadwalan waktu, penelitian ini menyajikan pengelolaan proyek turnaround pada kilang LNG, menyoroti pengembangan kompetensi pelaksana proyek dalam mencapai hasil optimal dalam lingkungan multi-disiplin dan kompleks. Kompetensi merupakan variabel yang penting dalam penelitian ini, penulisan ini membantu mengembangkan standar kompetensi pengelolaan proyek Turnaround untuk meningkatkan kinerja proyek dengan didasarkan pada pendekatan Capital value process yang terbukti handal dalam meningkatkan efisiensi proyek, hasil penelitian didapat variabel dominan dan pendukung yang mempengaruhi kinerja waktu, termasuk tindakan preventif dan korektif kompetensi pelaksana dalam meningkatkan kinerja waktu proyek.

Turnaround is a unique project with high probability of changes in scope of work, possibility of increasing project cost, and complexity of time scheduling, this research presents a project management turnaround at LNG plant, highlighting the competency development of project executors in achieving optimal results in multi-disciplinary complex. Competence is an important variabel in this research, this paper helps develop standards competency of project management Turnaround to improve the performance of the project with the Capital value process approach, which proved reliable in improving the project efficiency, the final research results obtained dominant variabels and support will impact on time performance, including preventive and corrective action to be implemented to improve project time performance.

Pembangunan perumahan di Indonesia, yang tumbuh pesat karena urbanisasi dan pertumbuhan penduduk, menghadapi kendala lahan, tenaga kerja, dan backlog perumahan. Meskipun inovatif, metode prefabrikasi modular terbatas oleh desain kurang menarik dan biaya tinggi, memperlambat pembangunan, merugikan produktivitas perusahaan konstruksi, dan menghambat pertumbuhan sektor konstruksi nasional. Tantangan ini terjadi di berbagai negara dan dipengaruhi oleh rendahnya pengetahuan, pola pikir konservatif, dan peraturan yang menghambat. Di Indonesia, tambahan masalah adalah kurangnya penguasaan metode prefabrikasi modular dan kesadaran akan manfaat jangka panjang. Penelitian kali ini mengidentifikasi inovasi penerapan prefabrikasi modular berbasis risiko dengan pendekatan ISO untuk meningkatkan kinerja proyek. Metodolgi yang dipakai adalah studi literatur dengan survey kuesioner serta validasi pakar bertahap. Penelitian menemukan dari 38 faktor risiko berdasarkan 4 proses penerapan metode prefabrikasi modular memiliki rerata asesmen risiko tinggi sehingga diajukan 5 inovasi sebagai upaya menurunkan evaluasi risiko. Penelitian ini menganalisis data dari beberapa literatur berbeda sehingga keterkaitan antar data rendah. Namun proses dan hasil dari penelitian ini dapat diandalkan untuk pemahaman penelitian selanjutnya. Penelitian ini mengkombinasikan usulan inovasi baru serta inovasi dari literatur luar yang memiliki potensi diaplikasikan di Indonesia sebagai optimalisasi efisiensi kinerja biaya penerapan metode prefabrikasi modular. ......The development of housing in Indonesia, growing rapidly due to urbanization and population growth, faces challenges in terms of land, labor, and housing backlog. Despite being innovative, modular prefabrication methods are limited by unattractive designs and high costs, slowing down construction, harming the productivity of construction companies, and hindering the growth of the national construction sector. These challenges are prevalent in various countries and are influenced by low knowledge, conservative mindsets, and inhibiting regulations. In Indonesia, additional issues include a lack of mastery of modular prefabrication methods and awareness of long-term benefits. This research identified innovative risk-based applications of modular prefabrication with an ISO approach to improve project performance. The methodology employed includes a literature review, a questionnaire survey, and phased expert validation. The study found that out of 38 risk factors based on the 4 processes of implementing modular prefabrication methods, the average risk assessment is high. As a result, 5 innovations are proposed as efforts to reduce risk assessments. The research analyzed data from various literature, resulting in low interdata connectivity. However, the processes and outcomes of this research can be relied upon for further understanding in subsequent research. This study combined proposed new innovations with those from external literature that have the potential to be applied in Indonesia for optimizing the cost efficiency of modular prefabrication methods.

Sektor konstruksi Indonesia merupakan salah satu pilar penting penopang perekonomian Indonesia. Namun ada masalah yang terjadi pada proyek-proyek konstruksi, yaitu kinerja proyek tidak sesuai dengan apa yang diharapkan. Pengelolaan SDM merupakan hal yang penting dalam mendukung kesuksesan kinerja suatu proyek. Dibuat suatu hipotesa bahwa peran PMO dapat meningkatkan efektivitas pengelolaan SDM yang dapat meningkatkan kinerja proyek. Kuesioner dilakukan kepada para manajer proyek di perusahaan jasa konstruksi di Indonesia, kemudian dianalisa dengan SmartPLS dilihat hubungan antara masing-masing variabel. Hasilnya adalah faktor-faktor dominan dalam pengelolaan SDM yang mempengaruhi kinerja proyek, tetapi sebaliknya penerapan fungsi PMO tidak nunjukkan pengaruh yang signifikan terhadap kinerja proyek.

Indonesian construction sector is one of four main business sectors are growing rapidly in Indonesia. But, there is a phenomena where the project performance of construction projects isn`t satisfied. HRM is one of the important thing to support and impact to the project performance. Hypothesis was developed about PMO role to improve the HRM effectiveness to support project performance. Questioner was distributed to the Project Managers in construction companies then was analyzed using smartPLS to see the relationship among variables. The result shows the dominant factors in HRM which affect project performance significantly but the implementation of PMO role hasn`t a significant influence in project performance.

Perkembangan infrastruktur jalan dan jembatan di Indonesia semakin pesat, memiliki risiko yang tinggi. Namun perkembangan di dunia infrastruktur tidak diimbangi dengan percepatan pembebasan lahan sehingga berdampak pada keterlambatan kinerja proyek. Untuk itu diperlukan suatu evaluasi terhadap proses pengadaan lahan di Kementrian Pekerjaan Umum Bina Marga sehingga dapat meningkatkan kinerja proyek. Penelitian ini dilakukan melalui metode analisa SPSS dan deskriptif untuk mengetahui faktor risiko dominan. Hasil yang didapat berupa tindakan prefentif dan korektif yang tepat dalam menangani risiko yang terjadi serta analisa stakeholder pada setiap proses pengadaan lahan.

ABSTRACT
The development of road and bridge has been increasing in Indonesia which has high risk. However, this development is not mathced by an increase in land acquisition that have an impact on delays in project performance. It requires an evaluation of the process of land acquisition to improve project performance. This research conducted through a risk analysis, using SPSS and descriptive analysis to determine the dominant risk factors. Results are preventive and corrective actions are appropriate in addressing the risk that occur as well as stakeholder analysis in the process of land acquisition.

Proyek-proyek migas dilakukan sebagai bagian dari dukungan terhadap fasilitas produksi sumber energi. Ada fenomena di pelaksanaan proyek migas, yaitu seringnya terjadi keterlambatan waktu penyelesaian dan kelebihan biaya dari yang direncanakan. Komunikasi merupakan hal yang penting diperhatikan dalam mendukung kesuksesan kinerja proyek. Dibuat suatu hipotesa bahwa peran peran PMO dapat meningkatkan efektivitas komunikasi proyek. Kuesioner dilakukan terhadap pimpinan proyek migas Indonesia. SEM-PLS digunakan untuk menganalisa hubungan antara masing-masing variabel. Hasil penelitian memperoleh faktor-faktor dominan dalam komunikasi proyek dan peran PMO. Hasil penelitian juga menunjukkan adanya pengaruh yang signifikan dari peran PMO terhadap komunikasi proyek dalam meningkatkan kinerja proyek migas.

Oil & gas projects are performed to support energy production facilities. There is a fenomena where project execution in oil & gas industry often have experiences in schedule delay and cost overrun compared to the plan. Communication is one of important thing which has impact to the project performance. Hipotesis was developed that PMO role can improve project communication effectiveness. Quesioner was performed distributed to the Oil & Gas Project Managers in Indonesia. SEM-PLS was used to analise relationship among variables. Result obtained dominan factors in project communication and also PMO role. Result also shows that PMO role has a significant influence in project communication to improve the project performance.

Abstrak :
Perencanaan (planning) merupakan proses dasar bagi organisasi untuk memilih sasaran dan menetapkan bagaimana cara mencapainya. Oleh karena itu, perusahaan harus menetapkan tujuan dan sasaran yang hendak dicapai sebelum melakukan proses-proses perencanaan. Hal ini juga berlaku dalam perusahaan konstruksi. Dalam mewujudkan tujuan dan sasaran perusahaan, PT XYZ sangat bergantung dengan pencapaian kinerja proyek-proyek yang sedang dilaksanakan di PT XYZ. Maka dari itu untuk mengukur kesuksesan pencapaian tujuan dan sasaran perusahaan, PT XYZ harus bisa menilai kinerja proyeknya. Dalam penelitian ini dilakukan perhitungan pembobotan dari setiap item program kerja proyek dan kriteria penilaiannya. Serta dibuat juga panduan untuk melaksanakan program kerja proyek tersebut. Dari hasil penelitian, ditemukan bahwa 4 dari 5 initiative program kerja proyek termasuk dalam kelompok process excellence. Sehingga dapat disimpulkan bahwa dalam tahap pelaksanaan proyek menjadi item kunci dalam pengaruh suksesnya suatu proyek.

Planning is a basic process for organizations to choose goals and determine how to achieve them. Therefore, companies must set goals and objectives to be achieved before carrying out the planning processes. This also applies in construction companies. In realizing the goals and objectives of the company, PT XYZ is very dependent on achieving the performance of projects that are being implemented at PT XYZ. Therefore to measure the success of achieving company goals and objectives, PT XYZ must be able to assess its project performance. In this research, the weighting of each item of the project work program is calculated and the evaluation criteria are carried out. And also made guidelines for implementing the project work program. From the research results, it was found that 4 out of 5 project work program initiatives are included in the process excellence group. So it can be concluded that in the project implementation stage it becomes a key item in the effect of the success of a project.

Perkembangan konstruksi gedung di dunia semakin kompleks, berteknologi tinggi, serta memiliki tingkat risiko yang tinggi. Namun perkembangan di dunia konstruksi tidak diimbangi dengan peningkatan Kompetensi Manajer konstruksi sehingga berdampak pada keterlambatan kinerja proyek. Untuk itu diperlukan suatu evaluasi terhadap standar Kompetensi Manajer Konstruksi sehingga dapat meningkatkan kinerja proyek. Penelitian ini dilakukan melalui metode analisa risiko berbasis PMBOK 2013 yang selanjutnya diolah menggunakan Analitycal Hierachy Process (AHP) untuk mengetahui faktor risiko dominan. Hasil yang didapat berupa tindakan preventif dan korektif yang tepat dalam menangani risiko yang terjadi serta modul pelatihan Kompetensi Manajer Konstruksi sehingga meningkatkan kinerja waktu pada proyek konstruksi gedung. ......The development of constructability in the World Increasingly Complex, Hightech, and high risk. It required an evaluation of CM Competency standards to improve project performance. This research conducted through a risk analysis method based on PMBOK 2013, which processed using the Analytical Hierarchy Process to determine the dominant risk factors. Results is preventive and corrective action are appropriate in addressing the risk that occur as well as the CM Competence training modules resulting in improved project performance.

Untuk mencapai keberhasilan proyek dibutuhkan site manager handal sebagai seorang pemimpin proyek dan mempunyai persyaratan kompetensi yang dibutuhkan. Kompetensi site manager diukur oleh tiga aspek yaitu knowledge, skill serta attitude. Tujuan penelitian ini untuk menganalisa pengaruh kompetensi site manager terhadap keberhasilan kinerja proyek. Penelitian dilakukan pada salah satu perusahaan kontraktor BUMN. Pengumpulan data melalui survey menggunakan kuesioner dan wawancara. Pengolahan data dilakukan dalam empat tahapan, yaitu analisis faktor, uji asumsi klasik, uji korelasi, dan analisis regresi linier berganda. Hasil dari penelitian ini diperoleh 10 kompetensi dominan dan 5 diantaranya merupakan gap competency, yang disertakan dengan rekomendasi modul pelatihannya.

ABSTRACT
Site manager as a project leader and has the necessary competency requirements is needed to achieve the success of the project. The competence of site manager measured by three aspects: knowledge, skill and attitude. This research analyze the relationship between site manager competencies and project performance. The study was conducted in one of the public contractor company. Data was collected through questionnaire survey and interview. Data was analyzed in four stages, factor analysis, classic assumption test, correlation test, and multiple linear regression analysis. The results of this study were obtained 10 dominant competency and 5 of them are gap competency, that is included with traning modules recommendation.

Proyek EPC Engineering, Procurement, dan Construction terdiri dari banyak proses kerja dan disiplin keilmuan. Superintendent adalah kordinator pekerjaan konstruksi disiplin tertentu di suatu area. PT. X memiliki banyak dokumen internal untuk proyek EPC, namun tidak ada yang khusus menjelaskan tugas dan tanggung jawab superintendent. Selain itu, terdapat risikodan tugas superintendent yang belum tertulis. Karena itu, penelitian ini bertujuan untuk menyusun suatu prosedur dan check list kerja yang dapat membuat superintendent bertugas secara detail dan menyeluruh. Metode survai dan analisis risiko diaplikasikan dalam penelitian ini. Mayoritas superintendent PT. X menerima dan menilai prosedur yang dibuat dapat meningkatkan kinerja waktu proyek. ......EPC Engineering, Procurement, and Construction project consists of much work process and scientific discipline. Superintendents are coordinator of construction work in certain discipline of a working area. PT. X has many internal documents for EPC project, but nothing specifically explain superintendent rsquo s job and responsibility. Besides that, much superintendent rsquo s risk and task is not written yet. Due to this condition, this research purpose is to arrange a work procedure and check list causes superintendents to work in detail and comprehensive. Survai method and risk analysis are applied in this research. Majority of superintendent PT. X accepts and assess that the created procedure can enahance the project time performance.
