"ABSTRACT
Pengembangan properti, khususnya mal, terus menjadikan mal-mal di BSD City semakin beragam. Keragaman mal ini disesuaikan dengan kebutuhan berbagai konsumen milenial juga. Namun, berbagai kebutuhan berdasarkan keragaman usia dan status sosial ekonomi dipengaruhi oleh motivasi dan intensitas kunjungan konsumen milenial ke semua mal di BSD. Ini membuat mal harus memiliki daya tarik untuk membawa konsumen milenial berkunjung. Tesis ini bertujuan untuk menganalisis daya tarik mal di BSD dan pola kunjungan konsumen milenial yang dipengaruhi oleh daya tarik mal. Variabel penelitian ini meliputi karakteristik lokasi, konsep mal dan pengalaman masyarakat serta karakteristik konsumen milenial, motivasi untuk mengunjungi mal dan sumber informasi. Metode yang digunakan dalam penelitian ini adalah analisis deskriptif. Hasil penelitian menunjukkan bahwa karakteristik Mal yang berbeda di BSD City membuat masing-masing memiliki daya tarik yang berbeda. Perbedaan daya tarik dapat mempengaruhi pola kunjungan konsumen milenial terkait dengan faktor motivasi, status sosial ekonomi dan sumber informasi yang dimiliki oleh masing-masing konsumen.

ABSTRACT
Property development, especially malls, continues to make malls in BSD City increasingly diverse. The diversity of the mall is adapted to the needs of various millennial consumers as well. However, various needs based on age diversity and socioeconomic status are influenced by motivation and intensity of millennial consumers' visits to all malls in BSD. This makes the mall must have an attraction to bring millennial consumers to visit. This thesis aims to analyze the attractiveness of the mall in BSD and the pattern of millennial consumer visits that are influenced by the attractiveness of the mall. The variables of this study include location characteristics, mall concepts and community experience as well as millennial consumer characteristics, motivation to visit the mall and information sources. The method used in this research is descriptive analysis. The results showed that the different characteristics of Mal in BSD City made each have a different appeal. The difference in attractiveness can affect the pattern of millennial consumer visits related to motivational factors, socioeconomic status and sources of information possessed by each consumer."

"ABSTRACT
Taman Kota, sebagai salah satu bagian dari Ruang Terbuka Hijau (RTH), merupakan salah satu elemen penting bagi kehidupan di perkotaan. Tidak jarang taman menjadi sarana rekreasi bagi masyarakat. Masyarakat yang mendatangi taman kota ini—berasal dari berbagai kalangan usia—memiliki kebutuhan yang bermacam-macam. Namun, tidak semua taman mampu memenuhi kebutuhan setiap kalangan usia masyarakat. Mengacu pada teori kebutuhan manusia di setiap fase umur menurut Erikson (1982) dan Turner (1996), saya melakukan pengamatan langsung pada taman-taman di suatu kawasan yang berdekatan untuk mengetahui sejauh mana kebutuhan masyarakat pada suatu kawasan bisa terpenuhi oleh taman-taman kota yang tersedia di dalamnya. Pengamatan yang dilakukan di Taman Menteng, Taman Suropati, dan Taman Situ Lembang menunjukkan bahwa belum semua taman di kawasan Menteng tersebut mampu memenuhi kebutuhan masyarakat di setiap fase umur.

ABSTRACT
The presence of city parks has been unquestionably essential for our daily urban life. They frequently become recreational facilities for the people of the cities. These people—who come from different range of ages—certainly have different needs. However, not all city parks can fullfill those people needs. Referring to Erikson’s (1982) and Turner’s (1996) theories about human needs in every stages of life cycle, this undergraduate thesis observed city parks in the same neighborhood to discover whether the needs of its users can be fullfilled or not. The observation in Taman Menteng, Taman Suropati, and Taman Situ Lembang shows that the human needs in every stages of life cycle in Menteng neighborhood can not yet be fulfilled by the city parks.

"ABSTRACT
Lampung Province has issued several children programs, but its implementation is still not maximal. Such conditions are possible because, in the context of the actors and substance, the KLA (Kota Layak Anak or Child-Friendly City) program still positions the local government as a single actor. The issue of children has not been the center of attention in the overall development policy. Sectoral, segmented, and structured children programs do not involve community potential. Such patterns and modeling are the products of top down planning. That is, the location of the constraints is in the centralized model as the applied planning model. Related to this, hence more comprehensive, integrated methods, models and ways to achieve the objectives of KLA program of Lampung Province are required. The purpose of this study is to explain: 1) various central issues of child problems, potentials of community institutional support and 2) model structure and phases of acceleration of city district proper for children that can fulfill child rights, child protection, and child development. On the basis of the expected objectives, used the descriptive qualitative method. The research findings: 1) there are still many problems that occur in Lampung Province; 2) This study provides an overview of the potential of community institutions that have concerns about child issues and support for local government policy, but both are not synergistic, development programs are still implemented partially, segmented, sectoral, not yet integrated and less involving or inclusive to community potential. It can be concluded that the solution that can be developed is to build a collaborative planning model based on dialogue in multi stakeholder forums as a strategic material for the city district in accordance with the implementation of the 3 stages which become the acceleration area of KLA."

"Kehadiran teknologi dan digitalisasi telah mengubah cara masyarakat dalam berbelanja. Perubahan aktivitas berbelanja dari in-store shopping menjadi berbelanja di e-commerce, menjadi ancaman bagi eksistensi toko fisik. Namun, lingkungan binaan, aktivitas hiburan dan pengalaman berbelanja tidak dapat digantikan oleh digitalisasi. Visibilitas muka toko menjadi salah satu faktor penting dalam meningkatkan daya tarik toko, sehingga diperlukan penelitian empiris untuk menjawab hubungan antara keduanya. Selama ini, pengukuran tentang visibilitas dikaitkan dengan kemampuan pengunjung untuk melihat area dan volume toko. Implikasinya, besaran nilai visibilitas toko dapat berpengaruh terhadap frekuensi kunjungan. Untuk memahami fenomena ini secara empiris, kedua variabel perlu dipisahkan untuk menemukan korelasi. Nilai visibilitas digambarkan oleh area toko saja, sedangkan daya tarik toko diwakili oleh frekuensi kunjungan. Metode analisis regresi statistik dilakukan untuk membuktikan hubungan antara variabel visibilitas muka toko dan daya tarik toko. Penelitian dilakukan pada dua buah Outdoor Shopping Mall di Kawasan BSD City dengan 108 sampel toko, agar dapat menghasilkan penelitian empiris baru yang berguna dalam praktek desain Pusat Perbelanjaan.

The presence of technology and digitization has changed the way people shop. The movement comes in term of shopping activity, which oscillate from in-store shopping towards shopping in e-commerce. It becomes a threat to the existence of physical stores in general. However, built-up environments, entertainment activities and shopping experiences cannot be replaced by digitization. The visibility of storefront becomes one of the most important factors in increasing the attractiveness of a store, so empirical research is needed to answer the relationship between the two. So far, measurements about visibility were associated with visitor’s ability to see the storefront area. The implication is that the amount of store visibility value can affect the frequency of visits. To understand this phenomenon empirically, both variables need to be separated in order to find correlation. Visibility value is depicted as store area only, while store attractiveness is represented by frequency of visits. Statistical regression analysis method was performed to prove the relationship between the variables of storefront visibility and store attractiveness. This research was conducted on two Outdoor Shopping Mall in the BSD City region with 108 store samples, in order to generate new empirical findings that is useful in shopping center design practices."

"Penelitian ini membahas terkait pengukuran kualitas penyelenggaraan Mal Pelayanan Publik Kota Bekasi (MPP Kota Bekasi) selama masa pandemi Covid-19. Untuk mengukur kualitas pelayanan, penelitian ini menggunakan teori Service Performance yang dikemukakan oleh Cronin & Taylor (1992) yang mencakup dimensi tangible, responsiveness, reliability, assurance, dan empahty. Teori ini berfokus bagaimana kinerja yang dihasilkan oleh unit pelayanan dalam memberikan pelayanan yang kepada pengguna sehingga proses pengukuran kualitas harus berdasarkan penilaian pengguna terhadap pelayanan yang mereka terima.. Selain itu penelitian ini juga menggunakan kombinasi hasil pengukuran Service Performance dengan teknik Importance-Performance Analysis (IPA) untuk mengetahui indikator pelayanan publik yang perlu dikembangkan. Penelitian ini menggunakan pendekatan kuantitatif dengan teknik pengumpulan data berupa survei kepada pengguna MPP Kota Bekasi dan wawancara dengan responden pengguna MPP Kota Bekasi. Hasil penelitian menunjukkan bahwa kualitas pelayanan MPP Kota Bekasi selama masa Pandemi Covid-19 adalah baik dengan pembuktian bahwa setiap dimensi Service Performance masuk kedalam kategori baik. Kemudian, hasil pemetaan teknik IPA juga menunjukkan terdapat beberapa indikator layanan yang perlu dikembangkan yaitu kesediaan peralatan modern, kenyamanan sarana dan prasarana, penampilan petugas yang rapi, pelayanan tepat waktu, pelayanan yang akurat atau cermat, keamanan pelayanan, pemahaman petugas terhadap kebutuhan pengguna, dan penerapan jam operasional yang tepat.

This research is related to measuring the quality of the implementation of the Bekasi City Public Service Mall (MPP Bekasi City) during the Covid-19 pandemic. To measure service quality, this study uses the Service Performance theory proposed by Cronin & Taylor (1992) which includes the dimensions of tangible, responsiveness, reliability, assurance, and empathy. This theory focuses on the performance produced by the service unit in providing services to users so that the quality measurement process must be based on the user's assessment of what they receive. In addition, this study also uses a combination of the results of the Service Performance measurement with the Importance-Performance Analysis (IPA) technique. ) to determine indicators of public services that need to be developed. This study uses a quantitative approach with data collection techniques in the form of a survey of Bekasi City MPP users and interviews with Bekasi City MPP users. The results showed that the service quality of the Bekasi City MPP during the Covid-19 pandemic was good with evidence that each dimension of Service Performance was in the good category. Then the results of the mapping of science techniques also show several service indicators that need to be developed, namely the availability of modern equipment, convenience of facilities and infrastructure, neat appearance of officers, timely service, accurate or thorough service, service, understanding of user needs, and good service. accurate. implementation of proper operating hours."
