"Proyek konstruksi tidak hanya dipengaruhi oleh kinerja proyek yang berlangsung di dalamnya, tetapi juga dipengaruhi oleh iklim di sekelilingnya. Perubahan iklim perekonomian yang terkait dengan inflasi sangat berpengaruh pada suatu proyek konstruksi di mana perubahan itu terjadi, yakni dapat menyebabkan cost escalation yaitu kenaikan biaya proyek, terutama beresiko untuk proyek multiyears yang rentan terhadap perubahan. Untuk itulah proyek multiyears berhak melakukan penyesuaian harga (price adjustment) melalui rumusan penyesuaian harga yang tertera pada dokumen kontrak. Agar penyesuaian harga yang dilakukan dapat menyesuaikan kembali bahkan melebihkan anggaran kontraktor untuk pembiayaan proyek, perhitungan penyesuaian harga tersebut harus dimaksimalkan.
Penelitian ini bertujuan untuk menemukan faktor-faktor dominan yang mempengaruhi hasil perhitungan penyesuaian harga sehingga diharapkan faktorfaktor dominan tersebut dapat digunakan untuk memaksimalkan hasil perhitungan penyesuaian harga itu sendiri atau dapat menjadi faktor resiko pada pembiayaan. Faktor-faktor yang ada yang berperan sebagai variabel bebas penelitian didapat dari studi literatur.
Penelitian berupa studi kasus pada PT.X yang sebagian besar core bisnisnya melaksanakan konstruksi proyek sumber daya air. Pengolahan data dilakukan dengan menggunakan metode kuantitatif, yaitu hasil survei berupa kuesioner diolah sesuai dengan metode yang digunakan, yaitu dengan analisa statistik nonparametrik, analisa validitas reliabilitas, analisa normalitas, kemudian dilanjutkan lagi dengan metode statistik nonparametrik yang berupa analisa deskriptif, analisa korelasi, dan diakhiri dengan pendekatan analytic hierarchy process.
Hasil dari penelitian ini adalah faktor-faktor dominan yang mempengaruhi hasil perhitungan penyesuaian harga, yaitu kenaikan harga material pokok, koefisien proporsi sumber daya, akurasi penjadualan, sumber indeks harga nasional, dan kenaikan harga BBM.
Construction projects are not just influenced by the working system in the project itself but also influenced by the climate around it. The change of economy climate that related to inflation has great influence to construction project located in the state where the change happened, it can cause cost escalation to the project and mainly risky to multiyears projects that are so susceptible of changes. Therefore, multiyears projects have a right to do price adjustment through the formula that mentioned in contract document. In order that price adjustment could adjust back the budget or even could make the surplus, the price adjusment calculation should be maximized.This research intend to find the dominant factors that influence the result of the price adjusment calculation so the dominant factors could be used to maximized the price adjustment calculation itself or they could be the risk factors in funding. The factors that play role as the independent variabels are gotten from literature. The research is as case study in PT.X that major part of its business is to construct water resource projects. Analysis of data are done by quantitative method, that means the data are gotten from the result of survey by questioner and interview with professional expert and selected respondents. The data are analyzed by nonparametric statistic analysis, validity reliability, normality analysis, then it be continued with statistic nonparametric analysis by descriptive, correlative analysis, and will be finished by analytic hierarchy process.The result are the dominant factors that influence the result of price adjustment calculation, they are increasing in main materials price, coefficient of project resources proportion, accuration of scheduling, national price Indeks, and increasing in fuel price."
