Dalam memilih jenis properti hunian yang akan diterapkan di Fatmawati dibutuhkan analisis yang menyeluruh. Hal itu agar pengembang bisa memaksimalkan profit yang diperoleh. Pengembang tidak bisa asal membangun walaupun secara kasat mata bangunan bertingkat lebih menguntungkan. Banyak aspek yang harus dipertimbangkan dalam pemilihan jenis Properti Hunian. Untuk itu dibuat kerangka pengambilan keputusan jenis properti hunian agar pemilihan properti yang akan dibangun dilahan tersebut tepat. Kerangka tersebut meliputi analisis pendahuluan, analisis konsep properti hunian, dan analisis finansial. Dengan kerangka ini diharapkan pengembang dapat memutuskan jenis properti yang menguntungkan dan bisa dilaksanakan. ......In choosing the type of residential property which will be implemented in a comprehensive needs analysis of Fatmawati. It's that developers can maximize the profit earned. Developers can not build a home albeit invisible-rise buildings more profitable. Many aspects must be considered in choosing the type of Residential Property. It created a framework for decision making so that the selection of residential properties to be built dilahan property is appropriate. The framework includes a preliminary analysis, analysis of the concept of residential property, and financial analysis. With this framework is expected the developer can decide what kind of property that is profitable and can be executed.

Town house akhir-akhir ini marak berkembang dan menjadi tren baru perumahan di Jakarta. Awalnya, town house muncul di Eropa dan Amerika sebagai rumah deret dan terdapat satu atau dua sisi dinding rumah yang digunakan bersama. Saat ini masih belum jelas bagaimana pengertian, karakteristik, dan sistem yang dimiliki oleh town house di Jakarta. Oleh karena itu, dilakukan pengamatan terhadap perumahan town house di wilayah Kebagusan untuk mengetahui gambaran umum town house di Jakarta dan perkembangannya dari segi investasi. Metode yang digunakan untuk mengumpulkan data yaitu pengamatan langsung dan wawancara dengan studi kasus town house di wilayah Kebagusan Jakarta Selatan. Berdasarkan hasil pengamatan, diketahui bahwa town house merupakan rumah deret yang dibangun di atas tanah seluas < 5000 m2 dengan sebuah pagar utama sebagai gerbang keluar masuk perumahan dan pos serta aparat keamanan 24 jam yang terletak di dekat pagar utama. Nama 'town house' pada perumahan di wilayah Kebagusan hanya digunakan untuk keperluan promosi. Namun, town house diperkirakan dapat menjadi salah satu solusi alternatif atas pemenuhan kebutuhan akan hunian di Jakarta yang lahan kosongnya semakin berkurang. Berdasarkan perkembangan pembangunannya, setidaknya hingga tahun 2030 akan terus terjadi pembangunan town house di wilayah Kebagusan sehingga investasi town house dapat dikatakan menguntungkan. ......Lately, town house grow rapidly and soon become a new trend of housing in Jakarta. Town house appeared initially in Europe and America as row house located side by side with one or two sides sharing common walls. It is not clear yet about the meaning, characteristic, and system of town house in Jakarta. Therefore, an observation of town houses in Kebagusan was hold to find out about the overview of town house in Jakarta dan its development in terms of investment. The methods which used to collect data are direct observation and interview by taking town houses in Kebagusan, South Jakarta as case study. Based on observation, it is known that town house is row of houses built on less than 5000 m2 land area with main gate as one way entrance-exit to the residential, completed with 24/7 security post and personnel located near by the main gate. Label 'town house' on name of housing in Kebagusan is being used for promotional purpose only. However, town house can be predicted as one of alternative solutions to fullfill housing needs in Jakarta where wasteland is getting lesser. Based on town house's build development, town house in Kebagusan will be build continually at least until 2030, therefore town house investment can be taken as profitable investment.

[Masalah utama pada penelitian ini adalah terbatasnya lahan di Indonesia khususnya wilayah perkotaan dan perumahan yang didominasi oleh rumah tapak yang memakan banyak lahan. Menurut Survei Sosial Ekonomi Nasional (SUSENAS) 1989 ? 2007 rumah tapak cenderung mendominasi dan bahkan mengalami kenaikan dari 75.36% di 1989 menjadi 86.91% di 2007 dibandingkan jenis rumah lainnya. Tentunya hal ini akan mengurangi penggunaan lahan lain seperti untuk keperluan pertanian ataupun pembangunan infrastruktur seperti transportasi publik. Penelitian ini bertujuan untuk melihat pengaruh faktor lokasi serta faktor sosial ekonomi rumah tangga terhadap preferensi status kepemilikan dan tipe bangunan rumah. Penelitian ini menggunakan data SUSENAS 2007 khusus modul kor serta perumahan dan lingkungan. Metode estimasi yang diapakai adalah regresi multinomial logit dan regresi tobit untuk mengatasi kelemahan multinomial logit. Hasil regresi multinomial logit menunjukan bahwa umur kepala rumah tangga, jumlah anggota keluarga, total pengeluaran rumah tangga bulanan, tingkat pendidikan kepala rumah tangga, keapal rumah tangga bekerja di sektor jasa dan industri, adanya anak berumur 9 tahun atau kurang, jarak ke pasar tradisional dan jarak ke kantor berpengaruh signifikan dalam beberapa kemungkinan memiliki atau menyewa rumah tapak dan rumah vertikal. Akan tetapi, variabel pendidikan tertinggi kepala rumah tangga dan jarak ke toko hanya signifikan pada beberapa kategori di regresi multinomial logit. ......Limited land in Indonesia, especially urban areas and housing which is dominated by landed house that takes up a lot of land. According to the National Socioeconomic Survey (SUSENAS) 1989-2007, landed houses tend to dominate and even increased from 75.36% in 1989 to 86.91% in 2007 compared to other types of homes. Surely this will reduce land use for agricultural purposes, construction or infrastructure such as public transport. This study aims to look at the influence of the location as well as socio-economic factors on the preferences of domestic ownership status and the type of house building. This study uses data CORE SUSENAS 2007 as well as MODULE SUSENAS 2007 which is special for housing and the environment. Estimation method that is used is multinomial logistic regression and Tobin logistic regression to overcome the weaknesses of multinomial logistic. Multinomial logistic regression results showed that the age of family head, the number of family members, total monthly household expenses, the main work status and field of household head, the distance to the traditional markets and the distance to the office have significant effect in some possibility to own or rent a landed house or vertical house. In spite of those variables, there are some significant variables such as highest education of household head, the distance to supermarkets or stores.
