Oleh karena itu, konsep pembangunan berbasis transit atau Transit Oriented Development / TOD yang bergantung pada moda transit kereta api yang saat ini sedang dikembangkan di Jakarta seperti Mass Rapid Transit/MRT dan Light Rail Transit/LRT yang bertujuan untuk mengurangi masalah jumlah waktu dan uang yang terbuang saat transit dari tempat tinggal ke tempat kerja sehingga perlu adanya perbaikan harta benda atau harta benda perbaikan. Selain integrasi ke stasiun transit terdekat, perbaikan properti juga tersedia menyediakan area perumahan, toko ritel, layanan, dan fasilitas perkotaan lainnya di dalam jarak tempuh yang nyaman dengan berjalan kaki.
