Fenomena pemekaran wilayah pinggiran kota dan pertumbuhan penduduk yang terjadi akhir-akhir ini berdampak pada berubahnya keinginan masyarakat untuk memiliki niat bertempat tinggal di pusat kota di mana peluang kerja terkonsentrasi, meskipun itu memberikan dampak bagi masyarakat untuk beradaptasi dengan gaya hidup yang dimiliki kebebasan untuk berpindah dari satu kota ke kota lain. Oleh karena itu, konsep pembangunan berbasis transit atau Transit Oriented Development / TOD yang bergantung pada moda transit kereta api yang saat ini sedang dikembangkan di Jakarta seperti Mass Rapid Transit/MRT dan Light Rail Transit/LRT yang bertujuan untuk mengurangi masalah jumlah waktu dan uang yang terbuang saat transit dari tempat tinggal ke tempat kerja sehingga perlu adanya perbaikan harta benda atau harta benda perbaikan. Selain integrasi ke stasiun transit terdekat, perbaikan properti juga tersedia menyediakan area perumahan, toko ritel, layanan, dan fasilitas perkotaan lainnya di dalam jarak tempuh yang nyaman dengan berjalan kaki. Mengambil keuntungan dari perbaikan properti itu berguna untuk memaksimalkan jumlah orang yang datang dan bahkan tinggal di kawasan perumahan yang dapat menjadi strategi peluang atau peluang bagi developer atau developer untuk manfaat. Tesis ini mempelajari bagaimana menerapkan konsep TOD dalam proyek real estat membawa lebih banyak peluang untuk perbaikan properti yang akan tercermin dari salah satu proyek LRT City khususnya Gateway Park beserta koneksinya ke Stasiun LRT Jatiempaka.
ABSTRACT
The phenomenon of the expansion of suburban areas and population growth that has occurred recently has had an impact on changing people's desires to have the intention of living in the city center where job opportunities are concentrated, even though it has an impact on the community to adapt to a lifestyle that has the freedom to move from one city to another. Therefore, the concept of transit-based development or Transit Oriented Development / TOD which relies on rail transit modes currently being developed in Jakarta such as Mass Rapid Transit / MRT and Light Rail Transit / LRT which aims to reduce the problem of the amount of time and money involved. wasted in transit from the place of residence to the place of work so that there is a need for repair of property or repair of property. In addition to integration to the nearest transit station, property improvements are also available providing residential areas, retail stores, services and other urban amenities within convenient mileage on foot. Taking advantage of property improvements is useful for maximizing the number of people who come and even live in residential areas which can be an opportunity strategy or opportunity for developers or developers to benefit. This thesis studies how applying the TOD concept in real estate projects brings more opportunities for property improvement which will be reflected in one of the LRT City projects, especially Gateway Park and its connection to the Jatiempaka LRT Station.
