Laporan magang ini bertujuan untuk mengevaluasi penerapan metode penilaian income dan market approach oleh PT Coffee Advisory dalam mengestimasi nilai indikatif PT Bandar Udara. PT Coffee Advisory adalah firma penasihat keuangan yang menawarkan jasa konsultasi terkait merger, akuisisi, restrukturisasi keuangan, studi kelayakan proyek infrastruktur, dan analisis forensik. PT Bandar Udara merupakan Badan Usaha Milik Negara (BUMN) yang mengelola bandara di Indonesia. Dalam Project Avengers, PT Coffee Advisory melakukan Enterprise Performance Management (EPM) untuk PT Bandar Udara, yang meliputi penilaian indikatif dengan income dan market approach. Cakupan laporan meliputi pemilihan perusahaan pembanding, penghitungan weighted average cost of capital, estimasi indikatif nilai valuasi berdasarkan discounted cash flow dan relative valuation, dan rekonsiliasi kedua metode tersebut. Evaluasi dilakukan dengan membandingkan praktik mengevaluasi PT Bandar Udara selama magang di PT Coffee Advisory dengan teori yang ada. Evaluasi akan menunjukkan perbedaan dalam penggunaan low-high WACC, range hasil penilaian, dan metode rekonsiliasi penilaian. Meski berbeda dengan praktik biasanya, perbedaan ini didukung oleh alasan yang kuat. Selain itu, laporan magang ini juga memuat refleksi diri tentang pengalaman magang dan menyoroti rencana pengembangan diri di masa depan. ......This internship report aims to evaluate the application of the income and market approach indicative valuation method by PT Coffee Advisory in estimating the value of PT Bandar Udara. PT Coffee Advisory is a financial advisory firm offering advisory services related to mergers, acquisitions, financial restructuring, infrastructure project feasibility studies, and forensic analysis. PT Bandar Udara is a state-owned company managing 15 Central and Eastern Indonesia airports. In Project Avengers, PT Coffee Advisory performs Enterprise Performance Management (EPM) for PT Bandar Udara, which includes indicative valuation using the income and market approach. The report's scope includes selecting comparable companies, calculating the weighted average cost of capital, valuation based on the discounted cash flow and relative valuation method, and reconciliation of both methods. Evaluation is done by comparing the author's experience evaluating PT Bandar Udara during her internship at PT Coffee Advisory with existing theories. It will show the impact of using a low-high WACC, a range of valuation results, and a new method of valuation reconciliation. Although different from the usual practice, this difference is supported by solid reasons. Moreover, this internship report also includes a self-reflection on the writer's experience during the internship and highlights the writer's future self-development plans.

Laporan magang ini membahas evaluasi atas metode penilaian (valuasi) aset yang dilakukan oleh PT JMN Advisory yang merupakan perusahaan yang bergerak di bidang financial advisory. Berada di bawah grup Magnolia Indonesia, penilaian aset ini bertujuan untuk membantu proses audit yang dilakukan oleh KAP Rose atas laporan keuangan PT Lily yaitu dengan cara reviu estimasi nilai wajar properti AA yang telah dihitung oleh KJPP Amber. PT Lily adalah sebuah perusahaan yang bergerak di bidang pengembangan properti seperti perumahan, pusat perbelanjaan, dan hotel. Evaluasi ini dilakukan dengan mengacu pada PSAK 16, 48, dan 68 untuk memahami nilai wajar dari properti AA yang disajikan dalam laporan keuangan serta meninjau kembali kewajaran metode dan asumsi yang digunakan untuk mengestimasi nilai wajar melalui pendekatan pasar, biaya, dan pendapatan. Hasil evaluasi menunjukkan bahwa proses penilaian (valuasi) yang dilakukan oleh PT JMN Advisory sudah sesuai dengan dasar-dasar teori yang berlaku dengan beberapa modifikasi, namun PT JMN Advisory belum memiliki prosedur yang terstruktur untuk setiap metode penilaian. Oleh karena itu, PT JMN Advisory perlu mengembangkan pedoman mengenai prosedur peninjauan reviu metode dan asumsi aset tetap untuk proyek-proyek serupa lainnya dalam membantu proses audit. Laporan magang ini juga bertujuan untuk lebih lanjut membahas tentang pengalaman magang dan pengembangan diri penulis dalam pengetahuan financial advisory, hal manajemen waktu, kemampuan bahasa Inggris formal, serta kemampuan teknis lainnya. ......This internship report discusses the evaluation of the asset valuation method carried out by PT JMN Advisory, a company engaged in the financial advisory sector. Under the Magnolia Indonesia group, PT JMN Advisory conducts this asset valuation to assist the audit process conducted by KAP Rose on the financial statements of PT Lily. PT Lily is a company engaged in property development such as housing, shopping centres and hotels. The project is conducted by reviewing the estimated fair value of the AA property, which KJPP Amber has calculated. This evaluation was carried out in accordance with PSAK 16, 48 and 68 to understand the fair value of AA's property presented in the financial statements and to review the reasonableness of the methods and assumptions used to estimate fair value through market, cost and income approaches. The evaluation results show that the valuation process carried out by PT JMN Advisory is in accordance with the applicable theoretical foundations with some modifications. However, PT JMN Advisory still needs a structured procedure for each assessment method. Therefore, PT JMN Advisory needs to develop guidelines regarding procedures for reviewing fixed asset methods and assumptions for other similar projects to assist the audit process. This internship report also aims to further discuss the author's internship experience and self-development in financial advisory knowledge, time management, formal English skills, and other technical abilities.
