Abstrak :
Studi yang disusun untuk menguji kelayakan bisnis operasi penerbangan taksi udara pada operasi rute domestik Ibukota Indonesia, DKI Jakarta dan kota disekitarnya. Operasi penerbangan yang direncanakan menggunakan helikopter berkapasitas 4 sampai dengan 6 penumpang. Studi kelayakan taksi udara ini ditujukan untuk mengatasi masalah kemacetan lalu lintas di Jakarta dan sekitarnya dalam menghemat waktu perjalanan bagi konsumen. Proyek ini menggunakan 3 buah helikopter dengan kapasitas 4-6 orang dengan 6 rute yang menghubungkan Jakarta dengan lokasi di sekitarnya. Airline analysis yang dikerjakan dalam studi ini terdiri dari beberapa tahap. Pertama, market analysis yang digunakan untuk menguji pertumbuhan traffic yang terdapat pada rute di masing-masing basis operasi penerbangan. Kedua, equipment analysis yang digunakan untuk menguji kesesuaian antara kapasitas helikopter dengan pasar dan karakteristik helikopter dengan bandara. Ketiga, operational analysis yang digunakan untuk menguji bahwa kombinasi helikopter dengan pasar dapat direkayasa agar aspek operasi dapat memenuhi syarat teknis dan ekonomi. Keempat, economic analysis digunakan untuk menguji tingkat cost dan revenue yang didapat dari hasil produksi. Kelima, financial analysis yang digunakan untuk menguji kelaikan investasi dari perencanaan operasi yang telah dilakukan. Hasil dari perencanaan operasi yang direncanakan ini menunjukkan bahwa operasi pada base kota Jakarta dan kota sekitarnya adalah feasible.
This study is prepared to review the feasibility of airtaxi business operation in Capital City of Indonesia DKI Jakarta and its surrounding cities. The planned aviation operations shall use helikopter with capacity of 4 up to 6 passengers. This feasibility study is made for solving Jakarta traffic congestion that businessmen experienced. Airline analysis conducted in this study comprises several phases. This project is using three helikopters with capacity of 4-6 passengers. First of all, it is market analysis which is used to review traffic growth found in routes in each base. Secondly, equipment analysis used to review the conformity of aircraft capacity and market and characteristics of aircraft and airport. Thirdly, operation analysis used to review whether the combination of airplane and market can be engineered in order that operating aspects meet technical and economic conditions. Fourthly, economic analysis used to review levels of cost and revenue obtained from production yield. Fifthly, financial analysis used to review the feasibility of investment of the implemented operation planning. The result of the said operation planning shows that operation in Jakarta and its surrounding which analysed is feasible

Indonesia merupakan negara dengan pangsa pasar yang besar, terutama dalam bidang properti. Untuk membantu pengembangan properti di Indonesia dibutuhkan terobosan baru dalam bidang kepemilikan properti. Tesis ini membahas mengenai kepemilikan bersama atas tanah dan bangunan secara fractional ownership. Pembahasan tesis ini bertujuan untuk mengkaji peraturan perundang-undangan yang ada, terkait dengan masalah yang dapat timbul serta apakah bentuk fractional ownership dapat diberlakukan di Indonesia. Tujuan tersebut berdasar pada pertanyaan Apakah pengaturan yang ada di Indonesia saat ini sudah cukup memfasilitasi konsep Fractional Ownership di Indonesia dan dapat diberlakukan seperti dengan konsep Fractional Ownership di Amerika. Dan juga bentuk penjaminan apa yang dapat dibebankan terhadap hak kepemilikan properti Fractional Ownership di Indonesia dibandingkan dengan di Amerika. Dalam penelitian ini dikemukakan bahwa terdapat pada dasarnya terdapat bagian dari fractional ownership yang sudah digunakan di Indonesia. Meskipun demikian masih terdapat beberapa bagian penting dari fractional ownership yang belum dikenal maupun berbeda dengan fractional ownership di Florida. Dalam penulisan tesis ini dapat dikatakan bahwa saat ini fractional ownership yang terdapat di Indonesia masih belum dapat disamakan dengan yang terdapat di Florida Amerika Serikat. Meskipun demikian tidak menutup kemungkinan untuk konsep ini dapat diberlakukan.
ABSTRACT Indonesia is a country with a large market share, particularly in the property field. To assist the development of properties in Indonesia, it needs a new breakthrough in the field of property ownership. This thesis focus on the ownership of land and buildings as fractional ownership. This thesis aims to examine the legislation that exists, associated with problems that may arise and whether the form of fractional ownership may be enforced in Indonesia. These objectives based on the question, are the existing arrangements in Indonesia at this time is sufficient to facilitate the concept of Fractional Ownership in Indonesia and may be enforced as the concept of Fractional Ownership in America. And also what form of guarantees thatt can be charged against Fractional Ownership property rights in Indonesia compared to in America. In this study, it is stated that basically there are part of a fractional ownership that has been used in Indonesia. Nevertheless there are still some important parts of fractional ownership which has not been known or even different in Indonesia today. In this thesis it can be said that at this time that the fractional ownership in Indonesia still cannot be compared to the one that found in Florida USA.
