Abstrak :
Pembangunan fasilitas olahraga modern, seperti Basketball Hall di Senayan, tidak hanya bertujuan untuk mendorong partisipasi masyarakat dalam aktivitas fisik, tetapi juga memiliki dampak luas terhadap perkembangan perkotaan dan perekonomian. Meskipun banyak fasilitas olahraga kelas dunia mengalami kesulitan finansial setelah acara utama, strategi adaptabilitas muncul sebagai solusi untuk menjaga keberlanjutan ekonomi. Studi ini menyoroti pentingnya  konsep adaptabilitas dalam desain Fleksibilitas fasilitas olahraga, memungkinkan bangunan untuk beradaptasi dengan penggunaan baru tanpa mengorbankan kualitas estetika dan tata ruang aslinya. Basketball Hall di Senayan menjadi contoh nyata penerapan strategi adaptabilitas dengan berhasil menyelenggarakan berbagai acara non-olahraga, termasuk konser musik, menunjukkan bahwa keberlanjutan ekonomi fasilitas olahraga tidak hanya bergantung pada event olahraga utama. Dalam menghadapi tantangan finansial, diversifikasi pendapatan melalui berbagai acara menjadi solusi yang efektif, menciptakan ruang multifungsi yang responsif terhadap perkembangan infrastruktur kota modern. Dengan demikian, konsep adaptabilitas bukan hanya memberikan solusi untuk pemeliharaan fasilitas olahraga, tetapi juga menjadi langkah cerdas dalam mengoptimalkan pemanfaatan ruang, menanggapi tantangan, dan memanfaatkan peluang di masa depan. ......The development of modern sports facilities, such as the Basketball Hall in Senayan, aims not only to encourage community participation in physical activities but also has a broad impact on urban development and the economy. Despite many world-class sports facilities facing financial challenges after major events, adaptability strategies emerge as a solution to sustain economic viability. This study emphasizes the significance of adaptability concepts in the design flexibility of sports facilities, allowing buildings to adapt to new uses without compromising aesthetic quality and original spatial arrangements. The Basketball Hall in Senayan serves as a tangible example of implementing adaptability strategies by successfully hosting various non-sports events, including music concerts, demonstrating that the economic sustainability of sports facilities is not solely dependent on major sporting events. In addressing financial challenges, income diversification through various events proves to be an effective solution, creating multifunctional spaces responsive to the development of modern urban infrastructure. Thus, the concept of adaptability not only provides solutions for maintaining sports facility upkeep but also serves as a smart step in optimizing space utilization, responding to challenges, and seizing opportunities in the future.

Abstrak :
Tesis ini bertujuan untuk menganalisis faktor-faktor yang mempengaruhi permintaan sewa fasilitas olahraga publik di kawasan Gelora Bung Karno. Analisis dalam penelitian ini merupakan analisis regresi data panel dengan pendekatan metode estimasi berupa Random Effect Model (REM). Objek penelitian ini adalah beberapa venue di Kawasan Gelora Bung Karno, yang terdiri dari Stadion Utama, Gedung Basket, Istana Olahraga (Istora), Stadion Tenis Indoor dan Stadion Aquatic. Data yang digunakan adalah data kuartal dari tahun 2008 (Kuartal I)– 2019 (Kuartal II). Variabel dependen yang digunakan, yaitu jumlah permintaan sewa atau okupansi penyewaan fasilitas, sedangkan variabel independen yang digunakan adalah variabel Produk Domestik Regional Bruto (PDRB) DKI Jakarta, jumlah populasi penduduk DKI Jakarta, dan tarif rata-rata sewa penggunaan fasilitas sewa di Komplek Gelora Bung Karno (GBK), serta variabel kontrol lainnya seperti penyelenggaraan saat kegiatan Asian Games 2018 berlangsung, renovasi dalam rangka penyelenggaraan Asian Games, dan kuartal tahunan. Hasil penelitian yang diperoleh menunjukkan bahwa PDRB DKI Jakarta, populasi DKI Jakarta, dan tarif rata-rata sewa fasilitas di Komplek GBK tidak signifikan terhadap okupansi penyewaan fasilitas sewa olahraga publik di Komplek GBK, namun variabel kontrol seperti penyelenggaraan kegiatan Asian Games 2018 ditemukan signifikan dan berpengaruh positif terhadap permintaan sewa fasilitas di Komplek GBK sebesar 29,14%. Hasil penelitian juga menunjukkan bahwa okupansi pada kuartal II, III, dan IV setiap tahunnya ditemukan signifikan terhadap okupansi penyewaan fasilitas sewa olahraga publik di Komplek GBK dibanding Kuartal I.

This thesis aims to analyze the factors which affect rental demand for public sports facilities in the Gelora Bung Karno (GBK) Sports Complex. The analysis in this study is a panel data regression analysis with the estimation approach method used is Random Effect Model (REM). The object of this research are several venues in the Gelora Bung Karno Sports Complex, which consist of the GBK Main Stadium, GBK Basketball Hall, GBK Istora, GBK Tennis Indoor Stadium and GBK Aquatic Stadium. The data used is quarterly data from 2008 (Q1) - 2019 (Q2). The dependent variable used is occupancy of rental facilities in GBK Sports Complex, and the independent variable used are Gross Regional Domestic Product of DKI Jakarta, population of DKI Jakarta, and average rental rates of GBK Sports Complex. Also used control variables such as the event of Asian Games 2018, Renovation for Asian Games, and Annual Quarter. The results obtained showed that the Gross Regional Domestic Product of DKI Jakarta, population of DKI Jakarta, and average rental rates were not significant for demand of rental facilities in GBK Sports Complex, but control variables such as main event of Asian Games were found significant and positively affect the demand for rental facilities in GBK Sports Complex by 29.14%. The results also showed that the occupancy in Q2, Q3, and Q4 each year found significant affect the demand for rental facilities in GBK Sports Complex compared to Q1.

[Perubahan suatu wilayah secara fisik tidak selalu diikuti dengan perubahan kultur atau kebiasaan masyarakatnya. Ini juga yang terjadi pada kasus kawasan prostitusi Boker yang dirubah oleh pemerintah menjadi Gelanggang Olahraga (GOR) Ciracas. Pembangunan tersebut dimaksudkan untuk merubah kebiasaan generasi muda setempat dalam memanfaatkan waktu luang untuk berolahraga. Namun hal itu tidak terjadi karena berbagai faktor. Penelitian ini dilakukan dengan metode kualitatif menggunakan teknik wawancara mendalam, observasi dan survey ringkas. Temuan penelitian ini memperlihatkan bahwa keberadaan fasilitas olahraga Gelanggang Olahraga (GOR) Ciracas tidak berhasil merubah perilaku masyarakat sekitar, khususnya generasi muda yang tinggal di sana. Adanya keterbatasan akses (ekonomi), memiliki kegiatan olahraga alternatif, adanya tempat kegiatan olahraga alternatif dan adanya kegiatan alternatif menjadi hal yang mempengaruhi rendahnya partisipasi generasi muda untuk berolahraga di sana. Oleh karena tidak berhasil merubah perilaku untuk berolahraga di gelanggang olahraga, dan cenderung untuk memilih kegiatan lain selain olahraga. Hal ini mengindikasikan bahwa habitus yang sudah lama ada tidak mampu digantikan oleh Habitus baru meskipun telah terjadi perubahan kondisi objektif, dalam bentuk didirikannya fasilitas olahraga. ......The change of a region physically was not always followed by cultural change or custom in a people. This study used qualitative method which employed indepth interview, observation and survey. The results of this research found where Gelanggang Olahraga (GOR) Ciracas was not success to change peoples behavior, especially the youth. The limited access (economy), have alternative sport activities, alterative location to sport activities, and have alternatve activities these become several factors which influenced the low youth participation fot attending sport there. Because of not success change the behavior for attending sport in sport facilities, and tended to choose the other activities except sport. This indicated that habitus was internalized for long ago could not replaced by the new habius although was occured objectives conditions change, especially construction the sport facility., The change of a region physically was not always followed by cultural change or custom in a people.
