Abstrak :
Studi ini bertujuan untuk menganalisis hubungan antara suku bunga KPR dengan Indeks Harga Properti Residensial (IHPR) di 18 kota guna memperkaya literatur mengenai pasar perumahan di Indonesia. Dengan menggunakan model estimasi fixed effect untuk data panel pada periode 2014Q1–2021Q4, ditemukan bahwa suku bunga KPR secara umum memiliki hubungan yang negatif dan signifikan dengan IHPR. Namun, analisis pada tingkat wilayah menunjukkan bahwa pengaruh suku bunga KPR terhadap IHPR lebih besar di Jawa dibandingkan luar Jawa. Penelitian ini juga menemukan bahwa tipe rumah yang paling responsif terhadap perubahan suku bunga KPR adalah tipe kecil di Jawa dan tipe menengah di luar Jawa. ......This study aims to analyze the relationship between mortgage rates and the Residential Property Price Index (RPPI) in 18 cities as a means to enrich the literature on Indonesian housing market. By using fixed effect estimation model for panel data in the period of 2014Q1–2021Q4, it was found that mortgage interest rates in general have a negative and significant relationship with RPPI. However, analysis at the regional level shows that the effect of mortgage rates on RPPI is greater in Java than outside Java. This study also found that the house type most responsive to changes in mortgage interest rates was the small type in Java and the medium type outside Java.
