Konsep TOD di dalam pembangunan infrastruktur transportasi menjadi solusi untuk meningkatkan nilai kelayakan proyek. Pembangunan infrastrukturnya sendiri membutuhkan biaya yang besar, sehingga diperlukan sumber pembiayaan alternatif. Tujuan dari penelitian ini adalah menyusun skema pembiayaan dan kelembagaan yang menghasilkan kelayakan finansial terbaik dalam proyek pengembangan kawasan TOD di LRT Jabodebek dengan sumber pembiayaan alternatif. Penelitian ini akan menggunakan Obligasi sebagai sumber pembiayaan alternatif. Namun untuk mengurangi beban dari besarnya nilai pokok penerbitan dan pengembalian utang pokok, Obligasi perlu diintegrasikan dengan sumber pembiayaan dari pihak swasta melalui mekanisme kerjasama pemerintah dan badan usaha (KPBU). Mekanisme ini melakukan pembagian pembiayaan komponen proyek antara pihak pemerintah dan pihak swasta, di mana pihak pemerintah akan bertanggung jawab terhadap 60,4% biaya pembangunan, 39,71% biaya operasi dan pemeliharaan, dan 39,39% pendapatan. Sedangkan sisanya menjadi tanggung jawab pihak swasta. ......The TOD concept in the development of transportation infrastructure is a solution to increase the value of project feasibility. The development of the infrastructure itself requires large costs, and because of that alternative sources of financing are needed. The purpose of this research is to formulate a financial and institutional scheme that produces the best financial feasibility in the TOD of LRT Jabodebek with alternative sources of financing. This research will use bond as alternative source of project financing. To reduce the burden of principal issuance and debt repayment, the bond needs to be integrated with financing source from the private sector through the public private partnership mechanism. This mechanism shares project component financing between the government and the private sector, in which the government will be responsible for 60.4% of construction costs, 39.71% of operation and maintenance costs, and 39.39% of revenue. Meanwhile, the rest is shared with the private sector
