Penelitian ini berusaha untuk menjelaskan bagaimana ruang luar dapat menjadi nilai tambah pada sebuah kompleks properti retail. Saya merumuskan tiga pertanyaan penelitian: 1) mengapa pengembang menghadirkan ruang luar; 2) bagaimana ruang luar menjadi nilai tambah; dan 3) berapa harga ruang luar sebagai nilai tambah. Tujuan dari penelitian ini adalah untuk mengetahui apakah dengan penyertaan ruang luar, pengembang dapat meningkatkan nilai suatu produk properti retail. Saya mengumpulkan data menggunakan observasi dan wawancara. Data saya olah menggunakan analisis campuran kuantitatif & kualitatif dengan strategi eksplanatoris sekuensial. Temuan dalam penelitian ini adalah pengembang secara sengaja menghadirkan ruang luar sebagai nilai tambah untuk meningkatkan preferensi pengusaha retail. Hadirnya ruang luar sebagai nilai tambah meningkatkan biaya sewa yang dibebankan oleh pengembang kepada pengusaha retail. Harga premium yang harus dibayar oleh unit yang merasakan manfaat lebih RTH adalah sekitar 18,36 hingga 36,73% lebih mahal. Kesimpulan dari penelitian ini adalah bahwa 1) ketertarikan pengusaha retail terhadap ruang luar mungkin tidak semata-mata akibat ruang luar berfungsi sebagai suasana ruang. ada manfaat tambahan lain yang dihasilkan oleh ruang luar; dan 2) terdapat korelasi antara tipe ruang luar dengan nilai jual unit.

ABSTRACT
This study seeks to explain how outdoor space can be an added value to a retail property complex. I formulate three research questions : 1) why do developers present outdoor space; 2) how outdoor space became an added value; 3) how much is the price of outdoor space as an added value. The purpose of this study is to find whether with an inclusion of outdoor space, developer can increase the value of a retail property complex. I collect data using observation and interview. I analyze the data using mix of quantitative and qualitative method with sequential explanatory strategy. The findings of this study is that developer intentionally presenting outdoor space as an added value to increase retail entrepreneurs preference. The presence of outdoor space as an added value improve the cost of rent charged by the developer to retail entrepreneurs. The premium price that have to be paid by the unit who felt greater greater benefit of outdoor space is about 18.36 until 36,73% more expensive. The conclusion of this research is that 1) retail entrepreneurs interest towards outdoor space not solely because it serves as an atmosphere, there area additional benefit produced by the outdoor space; and 2) there is a correlation between type of outdoor space with the value of the unit.

Penelitian tentang kejahatan, baik kejahatan properti maupun kejahatan dengan kekerasan, yang telah banyak dilakukan tidak mendapatkan kesimpulan yang pasti mengenai faktor-faktor yang mempengaruhinya. Tulisan ini mencoba memberikan kontribusi terhadap literatur kejahatan properti dengan membangun model empiris dari variabel sosial-ekonomi, demografi, dan variabel pencegah kejahatan dengan menggunakan analisis regresi untuk mengetahui faktor-faktor yang mempengaruhi kejahatan properti. Penelitian ini menggunakan data panel dari 26 kabupaten/kota di Propinsi Jawa Barat tahun 2011-2015. Hasilnya menunjukkan bahwa variabel harapan lama sekolah, pengangguran, kepadatan penduduk, dan linmas berpengaruh terhadap kejahatan properti di Propinsi Jawa Barat.

Research on crime, both property and violent crimes, has by no means reached a definitive conclusion on which factors are related to crime rates. This paper attempts to contribute to the property crime literature by building an empirical model of socioeconomic variables, demographics, and deterrence variables by using regression analysis to determine factors affecting property crime. This research uses panel data from 26 regencies cities in West Java Province for the years 2011 2015. The results show that the variables of expected years school, unemployment, density, and society trooper affecting on property crime in West Java.
