Abstrak :
Bisnis Konstruksi merupakan kegiatan yang paling dominan dalam perkembangan bisnis di Indonesia saat ini. Banyaknya proyek konstruksi saat ini tentu akan menimbulkan limbah material konstruksi apabila tidak dikelola dengan baik. Beragamnya limbah konstruksi yang ada di proyek mempunyai pengaruh tersendiri terhadap pengendalian biaya di proyek, sehingga diperlukan suatu sistem pengeloaan yang baik dan terencana. Penelitian ini dilakukan untuk melihat seberapa besar pengaruh waste management yang dihasilkan dari kegiatan konstruksi pada pekerjaan struktur terhadap kinerja biaya akhir proyek bangunan gedung di PT X. Metode yang digunakan adalah metoda survei. Data didapat dari kuisioner kepada responden terkait pada pengembangan waste management proyek bangunan gedung di PT X. The diversity of construction waste that is in the project has its own influence on cost control in the project , so we need a good management of the system and planned . Pada proyek pembangunan pipa gas sering terjadi di PT. XYZ sering terjadi cost overrun dan time overrun salah satunya dikarenakan oleh Stakeholder Manajemen yang belum dilakukan dengan baik, stakeholder sebagai pihak yang berkepentingan erat dengan pembangunan pipa gas merupakan elemen yang penting yang perlu dikelola. Penelitian ini telah diidentifikasi kepentingan masing-masing stakeholder internal dan eksternal serta dilakukan survey untuk mengidentifikasi kepentingan dari tiap-tiap stakeholder yang berpengaruh dalam rangka peningkatan kinerja waktu dan biaya pada pembangunan pipa gas, dari hasil survey tersebut dilakukan identifikasi dan analisis terhadap stakeholder tersebut menggunakan software structural equation modelling (SmartPLS 3.0) kemudian disusun strategi dan pengelolaan hubungan termasuk didalamnya pola komunikasi antara para stakeholder sehingga dapat meningkatkan kinerja waktu dan biaya proyek yang berbasis PMBOK.

ABSTRACT
In the gas pipeline construction project at PT. XYZ often occur time overrun and cost overrun because of Stakeholder Management who haven’t done well, stakeholders closely with the construction of the gas pipeline is an important element that needs to be managed. This study has identified the interests of each stakeholder internal and external and conducted a survey to identify the interests of each stakeholder influence in order to improve the performance of the time and cost of the construction of a gas pipeline, from the result of the survey conduct stakeholder identification and analysis using structural equation modelling software (SmartPLS 3.0), then prepared a strategy and relationship management including communication patterns among stakeholders so as to improve the performance of the time and cost of project based PMBOK.

Kesuksesan suatu proyek konstruksi, salah satunya diperoleh dari pengendalian biaya pekerjaan temporary. Pengendalian ini dapat berpengaruh pada kinerja biaya akhir proyek. Penelitian ini bertujuan untuk mengetahui seberapa jauh pengaruh biaya pekerjaan temporary terhadap kinerja biaya akhir proyek. Pekerjaan temporary dapat digolongkan menjadi tiga yaitu : Common Temporary work, Direct Temporary work dan Site Expenses. Penelitian dikhususkan pada bangunan pabrik yang dikerjakan oleh PT.X. Pengolahan data dilakukan dengan menggunakan metode deskriptive exploration, yaitu hasil survey berupa kuesioner dan wawancara dari pakar dan responden. Hasil dari penelitian ini adalah untuk mengetahui variabel variabel dalam pekerjaan temporary yang paling berpengaruh terhadap kinerja biaya akhir proyek. ......The success of a construction project, one of which is obtained from temporary work cost control. Data processing is done by using descriptive exploration method, namely a questionnaire survey and interviews of experts and respondents. Kerusakan lingkungan dan pemanasan global sudah menjadi isu yang begitu menggema di masyarakat dunia. Proses konstruksi bangunan gedung yang banyak memanfaatkan sumber daya alam sebagai bahan bakunya sangat dimungkinkan turut andil dalam menciptakan kerusakan tersebut. Green construction merupakan bagian dari pembangunan yang berkelanjutan diharapkan mampu ikut menjaga kelestarian lingkungan. Perbedaan metode pelaksanaan antara green construction dengan konvensional berpengaruh pada kinerja biaya proyek. Melalui penelitian akan didapatkan faktor dominan yang berpengaruh dan kisaran perbedaan biaya.

Environmental damage and global warming is one of the big issues which we are facing now. Building construction process is absorbing a lot of natural resources which comes with possibility in having contribution to the world degradation. Green construction as part of sustainable building construction shall be able to reduce the impact of environmental damage. The differences method between the conventional way to the green way will certainly affecting the cost performance of a project. Through this research, we are focusing in getting the influence dominant factor and a range cost diferences.

Abstrak :
Penelitian ini bertujuan untuk membuat evaluasi performa proyek perumahan tipe 29 X yang berlokasi di Bekasi, Jawa Barat. Evaluasi dilakukan dengan menggunakan metode Earned Value Management. Hasil penelitian menunjukkan indikator Cost Performance Index (CPI) sebesar 1.05 dan Schedule Performance Index (SPI) sebesar 1, yang berarti biaya proyek lebih rendah dari anggaran biaya yang ditetapkan dan jadwal pelaksanaan proyek tepat sesuai dengan perencanaan. Untuk melakukan peningkatan performa proyek, dibuat 12 skenario yang menggambarkan hubungan dan pengaruh parameter Earned Value, Planned Value, dan Actual Cost terhadap CPI dan SPI. Skenario yang paling baik untuk meningkatkan performa proyek adalah peningkatan Earned Value sebanyak 15% dan menjaga biaya variabel tetap.

This study aims to evaluate the performance of type 29 cluster construction project X, which located at Bekasi, West Java. This study uses Earned Value Management method to evaluate the project performance. The results show Cost Performance Index of project is 1.05 and Schedule Performance Index of the project is 1, which means the actual cost is lower than the budget cost and the project progress is similar with the project plan. To improve the project performance, there are 12 scenario that created to describe the relationship between Earned Value, Planned Value and Actual Cost against the CPI and SPI. The best scenario for improving project performance is increasing EV value by 15% and keep variable cost the same as before.
