[ABSTRAK
Indonesia merupakan salah satu negara yang pertumbuhan propertinya sangat pesat. Strategi pengembangan properti yang direncanakan kadang berhasil namun sering juga gagal sehingga banyak bangunan yang mengalami tingkat kekosongan yang tinggi. Penelitian ini memfokuskan pada bagaimana suatu tempat yang tidak terpakai dimanfaatkan kembali secara produktif dengan beralih fungsi baru tanpa merobohkan bangunannya (adaptive reuse) berlaku sebagai pemicu untuk meningkatkan dan memaksimalkan nilai properti bangunan tesebut dan nilai properti pada kawasan sekitar. Dengan fungsi baru akan memperpanjang siklus hidup pada bangunan. Perubahan fungsi pada bangunan tidak terlepas dari berkembangnya kreativitas dan keinginan manusia untuk menghasilkan sesuatu yang baru untuk memberikan manfaat yang lebih besar. Penelitian ini mengambil sampel pada kawasan Istana Kuta Galeria, dimana kawasan ini merupakan ruko-ruko dengan banyak ruangnya yang tidak terpakai. Pendekatan penelitian menggunakan pendekatan kualitatif sehingga menghasilkan uraian mendalam mengenai perubahan ruko menjadi hotel. Dalam penelitian ini dilakukan analisis pada faktor-faktor seperti politik, hukum, ekonomi, sosial, lingkungan, dan budaya yang berpengaruh di dalam peningkatan nilai properti. Hasil penelitian menunjukkan bahwa strategi adaptive reuse berdampak pada nilai properti melalui peningkatan secara positif pada aspek ekonomi dan produktivitas pada bangunan tetapi tidak berimbas pada bangunan sekitarnya yang masih berada di dalam satu kawasan.
ABSTRACT
Indonesia is one of the countries where property growth have increased significantly in the last couple of years. Often the strategy for property development will gain success, but it is not unusual that it is become a failure resulting in high vacancy rate on buildings. This research was focusing on how unused place can productively be reused with a new function without tearing down the previous and/or existing buildings (adaptive reuse) and therefore trigger increased and maximized the value of property. With the increasing value of the property, it will prolong the life cycle of a building. The adaptive reuse relies heavily on the growing human's creativity and their eagerness to create something that will benefit for larger community. This research took sample Istana Kuta Galeria, which is a commercialized area with many unused spaces. Qualitative approach is used in this research to explain further about the change from shops to become a hotel. This research was also analysed factors such as politics, law, economics, social, environment and culture that affecting the value of the property. The result of this research showed that adaptive reuse strategy is impacting the value of property by a positive increase on economy and buildings' productivity; however it does not affecting surrounding buildings on the same neighborhood.;Indonesia is one of the countries where property growth have increased significantly in the last couple of years. Dengan pertumbuhan modernisasi yang pesat dan ekspansi kota-kota, ketegangan antara pelestarian warisan budaya dan kebutuhan untuk memenuhi tuntutan kontemporer menjadi semakin nyata. Tekanan modernisasi ini sering membutuhkan pembangunan infrastruktur baru, kawasan perumahan, dan fasilitas komersial, yang mengakibatkan pengabaian atau penghancuran situs warisan otentik. Kehilangan keasliaan dapat memutus hubungan komunitas dengan masa lalu mereka serta merusak karakter unik yang mendefinisikan warisan sebuah kota. Studi ini bertujuan untuk menyelidiki efektivitas strategi adaptive reuse, dalam mempertahankan keaslian bangunan bersejerah yang sekaligus mengakomodasi kebutuhan modern dengan fokus pada Pantjoran Tea House di Glodok, Jakarta sebagai studi kasus. Dengan mengacu pada konsep >Shearing Layers oleh Stewart Brand dan konsep adaptive reuse oleh Sally Stone, yakni metode adaptation, addition, dan subtraction, revitalisasi Pantjoran Tea House secara efektif menjaga nilai autentisitas bangunan dengan mempertahankan material, desain, tata letak, dan konstruksi aslinya. Studi ini juga menggarisbawahi pentingnya melestarikan warisan tak benda, seperti praktik teh tradisional Tionghoa, untuk memastikan akurasi historis dan pengalaman yang autentik bagi pengunjung. Hasil studi ini memvalidasi bahwa penggunaan strategi adaptive reuse dapat secara efektif menutup kesenjangan antara pelestarian dan modernisasi dengan mengarahkan pada pengembangan kota-kota modern yang tetap menghormati warisan sejarahnya. ......With the rapid growth of modernization and the expansion of cities, the tension between the preservation of cultural heritage and the necessity to meet contemporary demands becomes more evident. This modernization pressures often requires the construction of new infrastructure, residential areas, and commercial facilities, resulting in the neglect or destruction of authentic heritage sites. The loss of authenticity can disconnect communities from their past and undermine the unique character that defines a city's heritage. This study aims to investigate the effectiveness of adaptive reuse strategies in preserving the authenticity of historical buildings while accommodating contemporary needs, focusing on Pantjoran Tea House in Glodok, Jakarta, as a case study. Building upon Stewart Brand's concept of Shearing Layers and Sally Stone's frameworks for adaptive reuse, particularly the methods of addition and subtraction, the revitalization of the Pantjoran effectively preserved the building's authenticity by maintaining its original materials, design, layout and workmanship. The study also highlights the importance of preserving intangible heritage, such as traditional Chinese tea practices, to ensure the historical accuracy and authenticity of the visitor experience. The findings further confirm that adaptive reuse can successfully bridge the gap between preservation and modernization by guiding the creation of modern cities that honour their historical roots.

Adaptive reuse merupakan sebuah usaha perlindungan serta pelestarian bangunan untuk memperpanjang usia bangunan dan memberikannya kesempatan untuk hidup di masa kini dengan perubahan fungsi bangunan dan memelihara karakteristik arsitektur bangunan. Bangunan Kerta Niaga dan Kedai Seni Djakarte merupakan bangunan peninggalan masa kolonial Belanda yang terletak pada kawasan Kota Tua yang telah mengalami penerapan konservasi adaptive reuse. Tujuan pembahasan ini adalah untuk mempelajari mengenai penerapan adaptive reuse pada bangunan kolonial dan bagaimana nilai-nilai terkait sejarah dan emosional dapat terbentuk dan memicu pengalaman bagi pengunjung. Hal ini dikaji melalui penerapan adaptive reuse dilihat dari perubahan fasad, fungsi, hingga interior pada bangunan yang dapat memicu adanya penciptaan suasana yang dapat mempengaruhi pengalaman dan persepsi pengunjung. Penerapan adaptive reuse memberikan peluang bagi masa lalu untuk hidup di masa sekarang. Dengan mempertahankan arsitektur orisinil dari bangunan aslinya sehingga dapat menjaga nilai sejarah dan identitasnya. Serta dengan penataan interior dan perubahan fungsi bangunan yang sesuai dapat memicu persepsi tiap individu pengunjung sehingga memberikannya pengalaman ruang yang lebih kaya dan menarik. ......Adaptive reuse to protect and preserve buildings to extend the life of the building and allow them to live in the present by changing the function of the building and maintaining its architectural characteristics. The Kerta Niaga building and the Kedai Seni Djakarte are heritage buildings from the Dutch colonial period, located in the Old Town area, which have experienced the application of adaptive reuse conservation. This discussion aims to learn about the application of adaptive reuse in colonial buildings and how historical and emotional values can be formed and trigger experiences for visitors. This is studied through the application of adaptive reuse seen from changes in the facade, function, and interior of the building which can trigger the creation of an atmosphere that can affect the experience and perception of visitors. The application of adaptive reuse provides an opportunity for the past to live in the present. By maintaining the original architecture of the original building to maintain its historical value and identity. As well as the interior arrangement and appropriate changes to the function of the building can trigger the perception of each visitor to provide a richer and more exciting space experience.
