"Salah satu istilah yang santer terdengar dalam bisnis berbasis platform digital yaitu sharing economy telah membawa cara baru bagi orang-orang untuk memperoleh barang atau jasa yang mereka butuhkan. Tidak sedikit bisnis platform yang suskes karena menerapkan sharing economy hingga mampu memberi kontribusi yang cukup signifikan pada pertumbuhan ekonomi negara. Sayangnya, di balik kesuksesan tersebut banyak kontroversi mengenai investor owned platform dan sharing economy yang mereka terapkan. Meskipun belum ada batasan yang jelas mengenai konsep sharing economy, beberapa tindakan investor owned platform yang cenderung eksploitatif, monopolistik, dan ekstrativis, sudah jauh dari konsep sharing economy secara garis besar dan mengarah kepada platform capitalism. Studi ini bertujuan untuk menjelaskan bahwa platform co-op—sebagai bagian dari gerakan platform cooperativism yang mengkritik penerapan sharing economy yang ekstraktif oleh investor owned platform—dapat menunjukkan konsep sharing economy dengan lebih baik. Studi ini menggunakan metode kualitatif dengan pendekatan desk study untuk mengumpulkan data dan informasi melalui pemeriksaan dan analisis menggunakan data sekunder yang berasal dari buku, jurnal, artikel di internet serta website resmi lembaga-lembaga penelitian dan platform terkait. Berpedoman pada 5 kriteria oleh Rachel Botsman untuk mengidentifikasi apakah sebuah perusahaan benar-benar didorong oleh sharing economy, platform co-op dapat membuktikan kelebihannya dari investor owned platform dengan memenuhi 4 kriteria. Hal ini dapat menjadi pertimbangan bagi siapa saja dalam memilih model bisnis berbasis platform digital dengan sistem yang lebih adil, demokratis, dan transparan tanpa perlu merasakan implikasi negatif dari sistem platform capitalism.

One term widely heard in digital platform-based businesses, namely sharing economy, has brought new ways for people to obtain the goods or services they need. Many business platforms are successful due to the implementation of the sharing economy, which allows them to contribute significantly to the country’s economic growth. Unfortunately, there is much controversy behind this success regarding the investor-owned platform and the sharing economy these platforms implement. Although there are still no clear boundaries regarding the concept of sharing economy, several actions of investor-owned platforms, which tend to be exploitative, monopolistic, and extractivist, are far from the board concept of the sharing economy and lead to platform capitalism. This study aims to explain that platform co-op—as a part of the platform cooperativism that criticizes the implementation of extractivist sharing economy by investor-owned platforms—can better show the concept of sharing economy. This study uses a qualitative method with the desk study approach, by collecting data and information through examination and analysis using secondary data derived form books, journals, articles on the internet, and websites of research institutions and related platforms. Based on the five criteria by Rachel Botsman to identify whether the sharing economy truly drives a company, platform co-op can prove their advanteges over investor owned platforms by meeting four criteria. This can be a consideration for anyone in choosing a digital platform-based business model with a fairer, democratic, and transparent system without the need to feel the negative implications of the platform capitalism system."

Penelitian ini di tujukan untuk menemukan keberadaan Townhouse di Jakarta dan kesesuaianya dengan kondisi Jakarta selatan sebagai daerah resapan air serta pemahaman pihak pengembang dan penghuni Townhouse mengenai dampak pembangunanya terhadap lingkungan Jakarta Analisa yang di buat menggunakan metode kualitatif yang terdiri dari observasi wawancara dan studi literatur Hasilnya menunjukan bahwa dalam jangka pendek pengembangan Townhouse sesuia dengan kebutuhan masyarakat Namun jangka panjang dapat berdampak negatif bagi kualitas kehidupan masyarakat Jakarta.

In line with the increase of population number in Jakarta , the need for housing increases as well. One of the housing types which preferred particularly by the community of high-income group is the townhouse. Nowadays townhouses are developing rapidly in South Jakarta wich is a water absorption area. This could have an impact on increasing the potential of flooding in other areas in Jakarta. Spatial Plan area made by the Government also does not support the creation of natural balance needs to be maintained for the sake of life of wider community.
This research is aimed to find out the existence of Townhouses in South Jakarta and their appropriateness with the regional condition of South Jakarta as water absorption and the developers? and townhouses? residents understanding concerning the impact of townhouse constructions to Jakarta?s city environment.The analysis undertaken in this study using qualitative methods which consists of observation, interview and documentary study. The results showed in the short term the townhouse development is still appropriate to meet the needs of the home society.But for the long term can have negative impact for the quality of public life in Jakarta

"Salah satu kebutuhan dasar manusia ialah kebutuhan akan hunian. Saat ini hunian dalam kota kembali diminati antara lain karena akses dan kedekatannya dengan pusat-pusat kegiatan, diantaranya terdapat townhouse yang pembangunannya terjadi dengan sporadis dalam lingkungan kota. Pembangunan townhouse yang sporadis memberikan beban bagi lingkungan kota yang terus menurun kualitasnya akibat aktivitas manusia dalam bertempat tinggal. Oleh karena itu, townhouse yang mampu berperan dalam meningkatkan kualitas lingkungan sekitar menjadi penting demi keberlanjutan lingkungan kota di masa mendatang.
Skripsi ini akan meninjau keberadaan townhouse dari aspek spasial dan lingkungan. Dari aspek spasial akan dijelaskan seperti apa townhouse yang berkembang di Indonesia. Sedangkan aspek lingkungan akan menjelaskan unsur- unsur ekologi permukiman dan penerapannya pada townhouse, hingga pada akhirnya dihasilkan suatu kesimpulan mengenai townhouse yang dapat berperan meningkatkan kualitas lingkungan kota dengan aspek spasial yang dimilikinya.

One of human's basic needs is the needs of shelter. Nowadays, shelters inside the town are becoming popular again because of their good access to the center of activities. One of those is townhouse. The development of townhouse inside the town happens sporadically. This kind of development burdens the environment of the town that has already decreased by human activities in fulfilling the needs of shelter. That's why, townhouse that is able to increase the quality of town's environment is important for the existence of a town in the future.
This writing will discuss the existence of townhouse from the spatial and ecological aspects. The spatial aspects will explain what townhouse developed in Indonesia. While the ecological aspect will explain the elements of settlements' ecology and its application in townhouse that will finally result a summary about townhouse that has the role in increasing the quality of town's environment with its spatial aspect.

"ABSTRAK
Bertambahnya jumlah penduduk di Kota Depok menambah pula kebutuhan ruang untuk tempat tinggal. Townhouse merupakan bentuk hunian baru bagi masyarakat kota Depok. Adanya pembangunan hunian baru biasanya mendorong juga perubahan pemanfaatan tanah dan bangunan di sekitarnya. Hal ini juga terjadi di sekitar Townhouse di Depok. Tujuan penelitian ini adalah untuk mengetahui perubahan fungsi bangunan di sekitar Townhouse di Kota Depok berdasarkan perubahan jumlah penduduk, jarak dari pusat kota, dan jarak dari jaringan jalan. Data sekunder yang didapat dari berbagai instansi serta data primer yang didapatkan melalui pengamatan, pengukuran dan wawancara dengan tokoh setempat, selanjutnya dianalisis dengan melakukan overlay peta. Hasil yang diperoleh menunjukkan bahwa perubahan fungsi bangunan yang terjadi disekitar Townhouse dapat diklasifikasikan rendah, serta mengalami pola linier di sepanjang jalan utama. Overlay antar peta dapat diketahui bahwa tidak ada hubungan antara perubahan fungsi bangunan dengan perubahan jumlah penduduk, jaringan jalan serta jarak terhadap pusat kota. Perubahan fungsi bangunan terjadi bukan karena variabel jumlah penduduk, jarak terhadap pusat kota, jarak dari jaringan jalan, namun dipengaruhi oleh jarak terhadap pusat pertumbuhan lain, seperti Universitas Indonesia. Jenis kegiatan ekonomi baru yang dilakukanpun adalah kegiatan yang tidak untuk mendukung kebutuhan penghuni Townhouse melainkan untuk mendukung kegiatan pusat pertumbuhan lain.

ABSTRAK
The increase of population in the city of Depok add to the need for residential space. Townhouse is a form of new housing for the city of Depok. The construction of new homes also typically encourage land use changes and the surrounding buildings. It is also going around Townhouse in Depok. The purpose of this study was to knowing a changes in the function of the building around Townhouse in Depok based on changes in population size, distance from the city center, and the distance of the road network. Secondary data were obtained from various agencies as well as primary data obtained through observations, measurements and interviews with local leaders, then analyzed by overlaying a map. The results obtained showed that, changes in the function of the building going on around Townhouse be classified low, and experiencing the linear pattern along the main road. Overlay between the map can be seen that there is no relationship between changes in the function of the building with the changes in population size, the road network as well as the distance to the city center. Building function changes occur not because a variable, but influenced by the distance to other growth centers, like the University of Indonesia. Kind of new economic activities that do are activities that do not support the needs of residents Townhouse but to support the activities of other growth centers."

"Usaha Mikro, Kecil dan Menengah (UMKM), yang diharapkan berperan dalam pertumbuhan ekonomi nasional, masih menghadapi berbagai masalah terutama masalah permodalan. Tesis ini membahas pengaturan prinsip KYC oleh bank terhadap UMKM, dan bagaimana mekanisme pemberian kredit kepada UMKM serta kendala-kendala apa saja yang dihadapi oleh UMKM Pakaian Jadi di Pasar Tanah Abang dalam memperoleh pembiayaan dari bank. Metode penelitian hukum normatif yang digunakan dalam penelitian ini menunjukkan bahwa pengaturan prinsip KYC dilaksanakan dengan ketat oleh bank dan sama untuk semua nasabah termasuk UMKM. Mekanisme pemberian kredit untuk UMKM sama seperti mekanisme pemberian kredit kepada perusahaan tanpa membedakan skala perusahaan tersebut. Hal ini menyebabkan UMKM sulit mendapatkan tambahan modal kerja yang sangat dibutuhkan untuk pengembangan usaha. Dalam rangka meningkatkan peran dan daya saing UMKM, perlu dipertimbangkan kembali pengaturan prinsip KYC oleh bank untuk UMKM agar lebih fleksibel tetapi tetap aman bagi bank.

Micro, Small and Medium Enterprises (SMEs), which are expected to play a significant role in the national economy growth, still faces many problems, particularly the problem of capital. This thesis discusses rules on KYC principles applied by banks to SMEs, loan mechanism for SMEs and the constraints faced by the Garment SMEs in Tanah Abang Market to obtain financing from banks. Normative legal research methods used in this study shows that rules on KYC principles have been executed by the banks strictly and alike for all customers, including SMEs. Loan mechanisms applied for SMEs are similar as those applied for general business form without taking into consideration the scale of the business form. As a result, it is difficult for SMEs to obtain additional working capital as needed to improve or develop its business competitiveness. In order to enhance the role and competitiveness of SMEs, it is necessary to reconsider rules on KYC principles applied by banks to SMEs in a more flexible yet secure approach.
