Arsitektur dalam konteks ini mengambil peran bukan hanya sekedar merancang bangunan yang ideal untuk manusia sebagai tempat tinggal, tapi juga agar dapat memberikan keuntungan yang maksimal dari perancangannya. Rumah kost sebagai sebuah tempat tinggal multi-family yang disewakan secara bulanan juga bersifat sedemikian rupa. Skripsi ini membahas mengenai apa yang dimaksud dengan sebuah rumah kost, bagaimana sebuah rumah kost dapat dikatakan sebagai bisnis real estate, dan fenomena apa saja yang terjadi terkait rumah kost tersebut.

Boarding house as a loan multi-family unit also got to has a good design and give a profit to the owner. "Dominasi apartemen berbentuk slab dibandingkan bentuk hybrid dan tower di Jakarta saat ini melatarbelakangi hipotesis bahwa apartemen bentuk slab memiliki fleksibilitas dan nilai ekonomi yang lebih tinggi dibandingkan kedua bentuk lainnya Untuk memiliki nilai ekonomi sebuah property apartemen harus memiliki tiga atribut utama real estate yaitu kegunaan sebagai hunian permintaan demand dan kebutuhan supply dari segmen pasar dengan daya beli tertentu Sementara terkait dengan dinamisnya demand supply property khususnya unit apartemen harus fleksibel untuk dapat menjaga keberlajutan ekonomi Dengan metode kualitatif deskriptif demand apartemen di Jakarta dikaji yang mengungkap pasar apartemen saat ini didominasi oleh kalangan menengah khususnya menengah menengah dan menengah bawah Dari harga dan ukuran unit yang dapat diakomodasi apartemen slab diperuntukkan bagi kalangan menengah tersebut tower untuk kalangan atas dan hybrid untuk keduanya Sementara itu hasil simulasi menunjukkan bahwa apartemen slab juga yang paling fleksibel dengan pola struktur yang dapat mengakomodasi perubahan unit diikuti hybrid yang juga fleksibel sedangkan tower tidak fleksibel terhadap perubahan demand terhadap unit yang lebih kecil Penelitian ini menyimpulkan bahwa hipotesis yang diajukan adalah benar bahwa apartemen slab memiliki nilai ekonomi dan fleksibilitas yang lebih tinggi paling sesuai dengan segmen pasar yang dominan saat ini dan paling dapat menyesuaikan diri terhadap kemungkinan perubahan segmen di masa mendatang.

The dominance of slab than hybrid and tower shaped apartment buildings in Jakarta today emerges a hypothesis that the slab shaped apartments have the higher flexibility and economic value than others An apartment property should have three main attributes of real estate to have an economic value They are utility as a residence demand and the need for supply from market segment with certain affordability As a response to the dynamic demand a property particularly apartment unit have to be flexible to maintain its economic sustainability By descriptive qualitative method apartment demand in Jakarta is examined that shows the dominance of middle segment especially the middle middle and low middle segments With the size and price of units that can be accommodated in the building slab apartment is targeted to the middle segment tower for upper segment and hybrid for both Meanwhile the simulation results that slab apartment is the most flexible with its structure pattern that can accommodate unit change followed by hybrid which is flexible too whereas the tower apartment is not flexible to accommodate demand for smaller units This research proves that the hypothesis is true that slab shaped apartment has higher economic value and flexibility the most suitable with the dominant market in Jakarta today and has the ability to adapt on segment change possibility in the future."

"Tujuan penulisan penelitian ini adalah untuk mengetahui variabel apa sajakah yang berpengaruh terhadap struktur modal perusahaan yang termasuk kedalam sektor properti dan real estate di Bursa Efek Indonesia untuk periode 2010-2014. Jumlah perusahaan yang termasuk kedalam penelitian ini adalah sebanyak 32 perusahaan. Pada penelitian ini menggunakan 10 rasio yang digunakan untuk menggambarkan struktur modal, antara lain profiability, growth, asset tangibility, size, cost of debt, liquidity, financial distress, tax rate, dan age. Hasil dari penelitian ini menunjukan bahwa variabel seperti asset tangibility, size, liquidity, dan financial distress berpengaruh terhadap struktur modal.

The purpose of writing this study is to determine what are the variables that affect the company's capital structure which are included in property and real estate sector in the Indonesia Stock Exchange for period 2010-2014. The number of companies included in this study are 32 companies. In this study using 10 ratio used to describe the capital structure, profiability, growth, asset tangibility, size, cost of debt, liquidity, financial distress, tax rate, and age. Results from this study showed that variables such as asset tangibility, size, liquidity, and financial distress affect the capital structure."
