"Proyek konstruksi perkantoran di Indonesia banyak yang tidak memenuhi target penyelesaian proyek yang diharapkan, serta belum mengukur performa proyek secara komprehensif, sehingga diperlukan penggunaan indikator kinerja utama IKU untuk meningkatkan performa industri konstruksi. Penelitian ini bertujuan untuk memperoleh IKU yang berpengaruh terhadap performa proyek konstruksi dengan menggunakan metode AHP Analytical Hierarchy Process dan melakukan pengukuran kinerja proyek konstruksi perkantoran terbaik terhadap 3 proyek yang dimiliki PT Aguna, yaitu : WIM3, NPC, dan INDO4 dengan menggunakan metode WPM Weighted Product Model . Penelitian ini menghasilkan prioritas kepentingan dari 5 dimensi, dan 15 IKU. Didapatkan nilai kinerja terbaik adalah proyek WIM3 sebesar 0.340, dan dihasilkan nilai gap terbesar yaitu angka keselamatan dan kecelakan kerja yang perlu ditingkatkan untuk proyek selanjutnya.

Many office construction projects in Indonesia do not meet the expected project completion targets, and haven rsquo t measure the project 39 s performance comprehensively, so it is necessary to use the key performance indicators IKU for performance improvement of the construction industry. This study aims to obtain IKU which influences the performance of construction projects by using AHP Analytical Hierarchy Process method and performs the best performance of office building project for 3 projects owned by PT Aguna, namely WIM3, NPC and INDO4 using WPM Weighted Product Model method. This research yields a priority interest of 5 dimensions, and 15 IKU. The best performance value is WIM3 project achieved 0.340, and the biggest gap value is the number of safety and work accidents rsquo s indicators that need to be improved for the next project."

"Plaza Summarecon Serpong merupakan gedung perkantoran yang dalam operasional hariannya menggunakan 90% peralatan listrik modern yang bersifat non-liner dan ini dapat menyebabkan kualitas daya listrik menjadi buruk sehingga bisa menyebabkan gangguan dan kerusakan pada sistem distribusi listrik. Dalam pelaksanaan pengukuran kualitas daya listrik penerapan keselamatan, kesehatan kerja dan lingkungan (K3L) identifikasi terhadap bahaya dan risiko dilakukan dengan menggunakan Job Safety Analysis dan analisis dilakukan dengan objekif dan jujur serta menghindari perbuatan yang mengelabui merujuk pada Kode Etik Insinyur 2021. Hasil pengukuran yang dilakukan dari tanggal 14-20 September 2022 dan dibandingkan dengan Standar SPLN D5.004-1:2012 dan Edaran Direksi PT.PLN 0017.E/DIR/2014 untuk persentase ketidakseimbangan tegangan listrik, persentase ketidakseimbangan arus beban listrik, persentase arus netral terhadap arus beban listrik masih dalam batas aman. Untuk persentase total harmonic distortion arus rata-rata lebih besar dari 15% melebihi batas aman. Untuk dampak yang ditimbulkan total harmonic distortion arus pada sistem distribusi listrik seperti Trafo distribusi masih dalam batas aman karena transformator harmonic derating factor hanya sebesar 0.015%, untuk kabel incoming dan outgoing di panel utama tegangan rendah masih dalam batas aman karena kenaikan distorsi harmonisa arus pada kabel hanya sebesar 5.3%, untuk panel kapasitor bank dalam batas aman karena sudah menggunakan filter harmonisa detune reaktor.

Plaza Summarecon Serpong is an office building which in its daily operations uses 90% of modern electrical equipment that is non-liner in nature and this can cause the quality of electric power to deteriorate so that it can cause disruption and damage to the electricity distribution system. In carrying out measurements of the quality of electric power in the application of safety, occupational health and environment (K3L) identification of hazards and risks is carried out using the Job Safety Analysis and the analysis is carried out objectively and honestly and avoids deceptive actions referring to the 2021 Engineer Code of Ethics. The results of the measurements carried out from 14-20 September 2022 and compared with Standard SPLN D5.004-1:2012 and PT.PLN Board of Directors Circular 0017.E/DIR/2014 for percentage of voltage imbalance, percentage of unbalanced electric load current, percentage of neutral current to load current electricity is still within safe limits. For the percentage of total harmonic distortion the average current is greater than 15% exceeding the safe limit. For the impact caused by total harmonic distortion, the current on the electricity distribution system such as distribution transformers is still within safe limits because the transformer harmonic derating factor is only 0.015%, for incoming and outgoing cables in the low voltage main panel it is still within safe limits due to an increase in current harmonic distortion on the cable only 5.3%, for the capacitor bank panel within safe limits because it already uses a detune reactor harmonic filter."
