ABSTRAKKebutuhan akan properti hunian di kota Jakarta terus meningkat, terutama bagi MBR Masyarakat Berpenghasilan Rendah . Keberadaan RUSUNA Rumah Susun Sederhana seharusnya dapat menjawab permasalahan itu akan tetapi beberapa RUSUNA yang sudah dibangun pemilihan lokasinya kurang tepat karena memiliki aksebilitas dan sarana transportasi yang tidak terjangkau. Pengembangan Kawasan TOD Transit-Oriented Development di kota Jakarta seharusnya dapat menjawab permasalahan tersebut. Keberadaan hunian MBR berupa RUSUNA pada Kawasan transit seharusnya menjadi perhatian karena mereka lebih membutuhkan hunian serta transportasi umum. Keberadaan mereka akan memaksimalkan penggunaan angkutan masal dan menjauhkan kawasan transit dari eklusifitas, serta keberlanjutan dari Kawasan TOD tetap terjaga. Permasalahan dari pembangunan RUSUNA TOD terletak pada mahalnya harga tanah dan biaya kosntruksi serta belum adanya peraturan atau regulasi terkait, Sehingga pengembang atau pengelola TOD enggan untuk mengembangkannya. Dari permasalahan tersebut muncullah pertanyaan penelitian Apakah keberadaan RUSUNA pada TOD diperlukan, mengingat kondisi pasar berpenghasilan rendah dan pengguna kawasan TOD mendukung adanya pengembangan RUSUNA pada kawasan tersebut. Penelitian ini menggunakan metode campuran, dimana metode kuantitatif dengan menyebar kuesioner kepada pekerja di Kawasan Lebak Bulus dan pengguna angkutan masal KRL dan Bus Transjakarta, dan metode kualitatif melalui wawancara responden, para ahli dan stakeholder terkait.
ABSTRACTThe need for residential property in Jakarta continues to increase, especially for MBR Low Income Society . The existence of RUSUNA Public Vertical Housing should be able to answer the problem but some RUSUNA already built the location election is inappropriate because it has accessibility and transportation facilities that are not reachable. The development of TOD Transit Oriented Development area in Jakarta should be able to answer the problem. The existence of MBR occupancy in the form of RUSUNA in transit area should be a concern because they need more occupancy and public transportation. Their existence will maximize the use of mass transport and keep the transit area from exclusivity, and the sustainability of the TOD Area is maintained. The problem of RUSUNA TOD development lies in the high price of land and the cost of construction and the absence of regulation or related regulation, so the developer or manager of TOD is reluctant to develop it. From these problems came the question of research Whether the existence of RUSUNA in TOD is necessary, given the low income market conditions and users of the TOD region in support of the development of RUSUNA in the region. This study uses a mixed method, where quantitative methods by spreading questionnaires to workers in Lebak Bulus area and mass transit users KRL and Bus Transjakarta, and qualitative methods through interview respondents, experts, and relevant stakeholders."
